How the VA funding fee works

The VA funding fee is a one-time charge on most VA-backed home loans, a percentage of the loan amount set by loan type, down payment and whether you have used the benefit before: 2.15% for a first-use purchase with less than 5% down, 3.3% for later use, falling to 1.25% with 10% down. Veterans receiving VA disability compensation, Purple Heart recipients and surviving spouses receiving DIC are exempt.

These rates apply to loans closed from April 7, 2023 through June 8, 2034. You can pay the fee at closing or roll it into the loan, in which case you pay interest on it too.

Example: $350,000 home, no down payment, first use. The fee is $350,000 × 2.15% = $7,525. Put 5% down and the fee on the $332,500 loan is 1.5%, or $4,987.50.

VA funding fee FAQ

For a purchase: 2.15% first use or 3.3% subsequent use with less than 5% down, 1.5% with 5% down and 1.25% with 10% down. Cash-out refinances are 2.15% or 3.3%, and an IRRRL is 0.5%.

Veterans receiving VA disability compensation (or eligible for it), service members with a pre-discharge rating, active-duty Purple Heart recipients and surviving spouses receiving DIC.

Yes. Most borrowers finance it, but you then pay interest on it over the life of the loan.

Put at least 5% down to drop to 1.5%, or 10% to drop to 1.25%, or get a VA disability rating, which removes the fee.

If you are later awarded compensation retroactive to before your closing date, you can ask the VA for a refund of the fee.

Congress set a higher rate for repeat use with under 5% down: 3.3% versus 2.15%. With 5% or more down, first and subsequent use cost the same.

They apply to loans closed from April 7, 2023 through June 8, 2034, after which lower rates take effect under current law.

I have not served in the military, so this tool does not run on opinion: the rates are the VA’s published funding fee chart for loans closed from April 7, 2023, set by 38 U.S.C. 3729, and the exemptions follow the VA’s own list.
