How much does it cost to build a house in 2026?
In the US, builders spent an average of $428,215 to construct a 2,647 sq ft single-family home, or $162 per square foot, in NAHB’s latest Cost of Constructing a Home survey (2024), the highest in the survey’s history. That excludes land. Adjusted for 5% cost growth since 2024, that’s about $170 per sq ft, or roughly $340,000 for a 2,000 sq ft home before land, design, permits and financing.
Construction = living area × cost per sq ft × location factor × finish level
Total = construction + garage + basement + site work + land + design + permits + contingency + loan interest
In Canada, Altus Group’s 2026 Cost Guide puts single-family homes at about C$150–C$315 per sq ft. In the UK, budgets run from about £1,000/m² (DIY) to £3,500/m² (design and build).

Cost to build a house by state (2026)
Estimated construction cost per square foot for a standard-finish home, excluding land. Each state’s figure applies its relative residential construction cost index to the national average of about $170 per sq ft.
New York
$186/sq ftAbout $372,000 for 2,000 sq ft. Expect more in New York City and its suburbs, where labor and land cost far more than upstate.
California
$194/sq ftAbout $388,000 for 2,000 sq ft, before land. Bay Area and coastal builds, and wildfire-zone code requirements, push costs higher.
Washington
$176/sq ftAbout $352,000 for 2,000 sq ft. Seattle-area builds and the state energy code sit above the state average.
Texas
$142/sq ftAbout $285,000 for 2,000 sq ft, among the lowest in the US thanks to slab foundations and a large builder workforce.
Florida
$150/sq ftAbout $301,000 for 2,000 sq ft. Hurricane-rated windows, roofs and insurance raise coastal budgets.
Alabama
$143/sq ftAbout $287,000 for 2,000 sq ft, well below the national average, with lower labor costs and land prices.

The index measures relative residential labor and material costs (US average = 100). It comes from a location-factor study by Faithful+Gould for the Pacific Northwest National Laboratory, prepared for the US Department of Energy, and is built from urban-area data, so rural sites can differ. Use it to compare states, then confirm with local builder bids. Once your home is built, estimate the annual bill with the property tax calculator.

How to lower the cost to build a house
| Strategy | Why it helps |
|---|---|
| Build a simple shape | A rectangle or square footprint with a simple roof uses less material and labor than corners, bump-outs and complex rooflines. |
| Go up, not out | A two-story home needs a smaller foundation and roof for the same living area. |
| Choose a stock plan | Pre-drawn plans cost far less than a fully custom design. |
| Phase the finishes | Leave a basement or bonus room unfinished and complete it later. |
| Consider factory-built | Modular and manufactured homes can cut time and cost; compare financing with the mobile home loan calculator. |
| Tap existing equity | Owners with equity can fund a down payment or lot with a HELOC or home equity loan instead of higher-rate financing. |
